5 benefits of renting a flat in a newly-built building

Choosing a flat to rent is always a challenge — particularly so when one is looking for a long term accommodation. There is plenty of options — and plenty of fraud instances, too. One should make up one’s mind about the location of the house, its floor space, storey, repair state and amenities, and any other things one might require.

One of the first items on the agenda is: should one select a flat in a newly-built building or in one of the old houses? There are five clear benefits of renting a flat in a newly-built building:

1. Infrastructure. Most of the newly-built buildings nowadays are—this way or the other—integrated into larger housing estates. This means that the neighbourhood should definitely feature all of the modern conveniences, such as schools, kindergartens, outpatient clinics, shops, stores, beauty parlours, and other miscellaneous facilities. One cannot be so confident about that as far as older buildings are concerned—as in this case everything depends on each specific urban district and separate location. Newly-built buildings, in turn, also mean more modern roads, convenient access driveways, car parks, and other helpful little things.

Notwithstanding the widespread stereotypes alleging that «things used to be better in the olden days», most of the contemporarily used materials are more reliable and safe than their outdated counterparts. A new building also means new repair condition, top quality thermal isolation and well-designed air ventilation system. One is not going to worry about wiring suffering a short circuit fault or pipes bursting; one will not have to dread getting stuck in a lift or get anxious about the lack of illumination in the stairwell. Even the entrance halls are, more often than not, arranged in a far more convenient, cosy, and ‘user-friendly’ manner.

3. Energy Saving. One significant benefit of each and every newly-built building is its energy efficiency—which is a thing that directly depends upon the quality of engineering facilities and construction materials used in the course of construction. One should also consider the newest meters and various installations helping minimise electricity and water expenditures. In the older buildings, it is next to impossible to achieve maximum energy efficiency—which is something not only the comfort of your living but also your utility bills depend on. Finally, the newly-built buildings are, as a rule, equipped with water boilers and other cutting edge amenities. You are not going to spend time winterising your home.

4. Clear Ownership History. New flats have no story to tell about numerous previous owners and/or tenants. (We all know, after all, how the reverberations of the owners from the past are, at times, revealed in most unexpected places—this way or the other.) In your new flat, you are free to create the cosiness of your home from scratch; you will also know for sure where each and every element or detail is or was, where you did and where you did not make any adjustments, modifications, upgrades, minor or major repairs, and how your current flat differs from the original, ‘as-built’ drawings.

5. Modernity. Something you always notice not only in the materials used but also in the arrangement (configuration) of the inner space. The newest flats are usually the most convenient ones, designed to accommodate the modus operandi of our present-day lives and to satisfy the needs of a resident of a big city.
