Flat rental cost in Lviv
Cost of flat rental depends upon a number of factors such as location, type of house, number of rooms, arrangement, quality of interior (repair), infrastructure, and possibly other nuances. The city, certainly, also matters a lot.
Lviv, for instance, is in the top three most expensive Ukrainian cities in terms of accommodation, surpassed only by Odessa and the capital city of Kyiv. Kharkiv, Dnipro City, and Poltava are only slightly cheaper whereas some of the least expensive regional centres include Chernihiv, Chernivtsi, Kropyvnytskyi, and Mykolaiv by the Black Sea.
The most expensive accommodation in Lviv would be flats in old tower blocks, despite the widespread arguments asserting that the newly-built flats being a better choice than second hand accommodation. At the same time, the price fluctuation has been negligible so far (throughout the year 2018) but had been growing steadily (up 15 to 20 per cent) from 2016 to 2017.
The one- and two-room flats are in highest demand whereas the three-, the four- and the five-room accommodations are the least popular ones. This is partially so due to the high cost of utility bills. Multi-room accommodation is—more often than not—rented by multiple tenants.
Back in early 2017, flats in highest demand were those falling into the price range between 4,000 and 6,000 UAH per month. Quite naturally, tenants prefer to select a residence as close to the centre as possible, predominantly opting for a flat in Halytskyi, Frankivskyi, and Lychakivskyi urban districts.
Per district stats reveal the following picture:

The cheapest accommodation you can find will be in Zaliznychnyi and Sykhivskyi Urban Districts. Rental rates in these parts of the city show a downward trend.

The dearest accommodation will be in Frankivskyi, Shevchenkivskyi, and Halytskyi districts where flat rates continue to grow steadily.
As far as the landlords are concerned, they prefer to rent out to tenants with a stable income and without pets. Families with little (preschool) kids may also find it difficult to rent a flat.
Second Hand Accommodation
The older flats are often popular in Lviv because:

they are still cheaper than the ones in the new housing developments;

the central districts are actually the ones where older buildings are located (as a rule).

this is a splendid choice for those who wish to live not merely in an old but in a ‘listed’ (landmark) building.
The tenants have quite typical demands/requests as far as the interior of such variety of flats is concerned. They may vary in taste in terms of furniture and planning (i.e. the arrangement of the rooms and inner space). But there are certain amenities that are almost always in demand among prospective tenants. These are: a washing machine, a fridge, and Internet access.
In early 2017, rent of a single-room flat (old buildings) was between 4,000 and 6,000 UAH per month (depending upon how far the flat was from the centre. The year 2018 showed a tendency within the range between 5,000 and 7,000 UAH per month.
The same dynamics is manifested by the segment of two-room flats. Last year, minimal rental rate (accommodation in the outskirts of the city) was 5,000 UAH per month. At the present time, rates start at 6k per month and up. A three-room would cost you at least 8,000 UAH per month in 2017 and up from 9,000 UAH per month in the current year 2018.
Newly-Built Houses
At the present time, new developments tend to become increasingly popular. This is due to the more convenient cutting-edge trends implemented in the new housing estates with their functional planning of inner and outer space, tending towards minimalism; and also often due to designer embellishments in the accommodation. Plenty of tenants are also interested in arranging for a rental whereby the flat is covered by public subsidy, as this would help them save on utility bills.
Prospective tenants have miscellaneous demands when it comes to new developments. First and foremost, people want top quality of repair/refurbishments, independent heating and hot water supply system in their flat, and all modern conveniences including kitchen fittings, room furniture, TV & stereo equipment, high speed internet, and suchlike. Tenants also want their neighbourhood to have a developed infrastructure and be close to urban transit hubs.
Average rental rates for new housing estates are slightly higher than the rates for second-hand accommodation. One-room flats (in the outskirts of the city) grew from 6,000 UAH per month in 2017 to 7,000 in 2018; two-room flats grew from 8k to 9k whereas three-room flats did cost and still cost in the vicinity of 10,000 UAH per month. There is practically no ‘ceiling’ here, as the price always depends upon the quality of the interior and the arrangement of living spaces inside a flat—and new developments vary in these aspects immensely.
